Is a Sticking Door a Sign Your Home Is Unlevel?

While a sticking door can indicate your manufactured home is unlevel, it’s not a definitive sign on its own. Multiple indicators usually appear when a home begins to shift:

  • Several doors sticking or swinging open/closed
  • Windows that no longer latch properly
  • Water pooling on floors or countertops
  • Cracks in ceilings or walls
  • Buckled skirting (often from ground heave)
  • Floor squeaks or bouncing
  • Loose or strained anchor straps

Tip: Before assuming a leveling issue, check hinge screws and inspect for bent or damaged hinges.

What Causes a Home to Become Unlevel?

Excess moisture beneath the home is a common culprit, softening the soil and allowing blocks or piers to shift. Improper installation can also contribute, including compressible shims, insufficient block count, or incorrect block placement.

“My home is set on concrete footings—why is it shifting?”
Even with footings, movement can occur if they were not placed below frost line, are undersized, or rest on unstable soil.

Why Prompt Releveling Matters

An unlevel home places structural strain that can lead to long-term damage. Early correction often prevents more costly repairs later.
